The three stages of cut edge corrosion. Each one needs a different repair.

Every sheet on a metal roof was cut on site, and every cut left bare steel behind: at the eaves, along every end lap up the slope, at the verges and around the rooflights. Moisture gets in at the cut, the coating lifts back from it, and the steel starts to go. Around Blackpool the metal roofing is on the estates at Squires Gate and along the M55, and the salt air off the Irish Sea means the cuts go sooner here than they do inland.

A rust line at the cut

A thin brown line along the cut of the sheet. Nothing running down the roof yet, so from the ground there is often nothing to see.

What it takes
Clean back, treat the corrosion, seal and coat. The quickest and cheapest stage to be at.

Not sure how far yours has gone? Four questions will give you a rough idea.

Question 1 of 4

How old is the roof?

Exposure for Blackpool is already factored in: coastal, on the Irish Sea.

What we do. Cut edge corrosion treatment, roof coating and gutter lining.

All three are carried out by expert contractors using the systems supplied and specified by Allbase, and all three come with a Basecare guarantee.

Cut edge corrosion treatment

The cuts at the eaves, laps and rooflights are cleaned, sealed with a flexible mastic and coated with a reinforced system. The corrosion stops where it is and the sheets stay.

Full spray roof coating

A spray-applied coating across the whole roof, over sheets that have been cleaned, prepared and sealed. It renews the surface, covers every fixing and lap in one pass, and comes with a guarantee.

Gutter lining and coating

Box and valley gutters relined or coated to stop leaks at the most common weak point, done in the same visit as the roof.

And the rest of the roof: rooflight replacement, fixings, moisture mapping to find wet insulation, and maintenance plans for roofs that have been repaired.

Certified liquid coating systems. BBA and ETA certified, and tested to C5 for corrosion resistance.

Four liquid-applied systems, chosen for the job: two for sealing and reinforcing the cuts, two for spray coating whole roofs. All of them certified, and all of them applied by expert contractors.

Repaired by expert contractors. Vetted metal roofing specialists who know the systems.

The contractors who carry out repairs in the Blackpool district are approved by Allbase, work to the specification the survey produces, and are inspected when the job is done. Roofing contractors who want to join the network get trade pricing, specification support and enquiries in their area.

Expert contractors hold

CHAS, SafeContractor and Constructionline are SSIP recognised schemes, and operatives hold CSCS cards. IPAF and PASMA are required where access equipment is used, and NFRC membership and ISO 9001 and 45001 certification are held by many of the contractors in the network.

What happens next. The four stages from first contact to guarantee.

  1. Survey and condition report

A local surveyor inspects the roof and writes it up with the roof's condition and the options.

  2. Proposal and fixed quote

The recommended works, the system, the cost and the timescale, in writing. No obligation.

  3. Repair

An expert contractor installs to the specification, around a live site, and the work is inspected on completion.

  4. Guarantee and maintenance

Basecare cover and the completion records, with a maintenance cycle that keeps the guarantee in place.

The proof is on the roof. Recent work by the expert contractor network.

FAQs. The questions we get asked most.

How much cheaper is this than replacing the roof?

Every roof is different, but repairing the cuts, or coating the whole roof, is routinely a fraction of stripping and re-cladding it: no tear off, no disposal, no scaffold for weeks and far less labour. The survey comes with a fixed quote, so the comparison is a real one.

When does it need the whole roof coating rather than just the cuts?

When the factory coating on the sheets themselves has started to fail, not just at the cuts: chalking when you run a hand across it, coating lifting away from the fixings, rust spots across the surface rather than along the cuts. At that point the cuts are repaired first and the whole roof is spray coated. The survey grades every elevation so the answer is written down, not argued about.

Will the work disrupt how we use the building?

Rarely. The systems are liquid-applied from the roof, so there is no tear off, no dust inside and no need to close the building. Access is agreed on the call and the contractor works around deliveries and shifts.

How long is it guaranteed for?

The repair is guaranteed through Basecare, covering the material and the workmanship together, provided it is installed by an expert contractor and maintained on the agreed cycle. The term depends on the system specified and is confirmed in writing before work starts.
